No Surprise Here... Austin's Home Market is Up!!!

According to the Austin Board of Realtors, the residential home market is up.  A total of 2,343 existing homes were sold last month totaling almost $570 million dollars.  This represented a 6% increase over last years March sales. 

The median price for a single family home was just over $177,000 a 6% increase from last years median price.  March homes spent an average of 65 days on the market, a 4% decrease from a year ago.

Condo and Town House sales collected close to 60 million dollars for Austin's local economy, a 19% increase over last year.  The median price of Condo's and Town Homes also rose 14% from 2006 to $170,000.

Austin's Bluebonnets are in Full Bloom!

Spring has sprung and the Bluebonnets are in bloom!  So the question has always been.... Is it ok to pick the Bluebonnets?  Come to find out, it is ok to pick the Bluebonnets not against the law at all according to the Texas Department of Public Safety.  It is against the law however to trespass so make sure that you are not on private property.  It is also against the law to damage or destroy rights of way and government property.  So pick a few flowers but do not dig up clumps or them and don't drive your car or truck into the midst of them.  Also, watch out for snakes and fireants!

See below for some great places to view Bluebonnets and wildflowers in and around Austin.

Call the Texas Dept. of Transportation Hotline (March-May) for information on where the best Bluebonnet Trails are blooming.  800-452-9292

In Austin the Lady Bird Johnson Wildflower Center  Call the center at        512-832-4037 to ask about the Bluebonnet Trails and other wildflower displays.

In Burnet there is the Bluebonnet Festival.  www.burnetchamber.org Burnet is the Bluebonnet capital of Texas and they celebrate with food and other festivities.

In Fredericksburg there is Wildseed Farms.  It is open daily with free admission.  Call 830-990-1393 to find out if the Bluebonnets are in bloom as well as other beautiful wildflowers.

Lake Travis Rises 20 Feet!!!

According to LCRA Lake Travis has gone up 20 feet since rain began falling on March 11th.  The improved water level has made for some very happy business owners, customers and people who just enjoy being out on the lake.

For Carlos 'N Charlie's it means about a 25% increase in business.  After more than a year of the Carlos 'N Charlies boat-side ramps being closed, the water levels have risen to the point where those ramps should open in just a matter of days.  Another Lake Travis hot spot is Volente Beach.  Boaters, fishermen,  Parents and Children enjoyed the beauty of a rising lake this past weekend.

The lake was dangerously low last summer, with islands and hidden structures so much more apparent. The recent rains mean Lake Travis is just a few feet below average for this time of year.  That's a stark contrast to what it looked like just a few months ago.  More water means safer conditions, more boats and definitely more fun!
